The Third Design

This is a passive solar design, built on an engineered slab. The windows are designed to be shaded in the summer by the decks and a portico over the main great room living space. The kitchen will be flipped to the other side of the house, and all three kids will be located on the top floor. The second bedroom on the second floor will become a media room/rec. room. The play/away space on the main floor is designed so that when we get old and stupid we can stay in our house and live only on the first floor.
This incorporates much of the second layout but moves it from a wide two story house to a more well-proportioned three story house. The floor plans will change substantially from what you see here in the next phase based on our discussions, but the core concept is based on this. Note that colour and materials are not accounted for here. This is just a concept.
The things we like about it include:
- the loft area above the main living space
- the desk along the loft on the second floor
- the swiss-style decks off the second floor-rooms
- the shared play space on the third floor
- the central wood stove with wood stores easily accessible off the back

Third Floor: The front deck will become my son's room, closets will be located in the eaves. We're thinking of doing a laundry chute from the third floor down to the second into categorized laundry bins!

Dude, this blog is such a cool idea! Can’t wait to see how this progresses. Designs are pretty rad so far.

Dude… what a tease! For the first paragraph… I thought you had hired Brian MacKay and I was so jealous! So cool that you have another Sweetapple working on the design though. Nice layout. It reminds me a LOT of Brian’s Black house in Bedford (I think that’s the name… it’s one of his earlier homes… sort of a barn style layout)
You should also look at that house off Quinpool… just above the train tracks. I think it’s Dimitri Procos’ house? Lots of cool systems in that house.
